PALOS VERDES PENINSULA
The Peninsula is an area that encompasses four cities.  It also includes land on the north side of the hill that is still unincorporated.  Single-family homes in the unincorporated area are located in either Academy Hills or Westfield.  Both are equestrian areas.  In Westfield, the homeowners are members of a community association with modest annual fees to maintain a riding ring near Palos Verdes Drive North and two tennis courts and picnic facilities near the top of Sunnyridge Road.  

The balance of the unincorporated area is a large condominium complex known as "The Estates."  Most of the residences are single-level condominiums in the complex, but there are a few townhomes on the perimeter with attached private garages.  Features of the development include dramatic flowing brooks and streams in a setting of green plants and trees, a swimming pool and spa, tennis courts, and an exercise and recreation room.  

The unincorporated area of the Peninsula has a mailing address of "Palos Verdes Peninsula."  Homes, condominiums, and any commercial development within the unincorporated area uses the services of the Los Angeles County Building Department and Planning services.  The Los Angeles County Sheriff and the Los Angeles County Fire Department serve the area.     

All of the residents within the area attend the Palos Verdes schools, where academic achievements are among the highest in the state.
